Duties include all facets of property management:
General: Rental transactions, unit insurance, local marketing, increasing and maintaining a high occupancy rate in the current economic climate, in addition, we continue to lease units at full rates with no discounts, thorough and detailed cleaning of the units when vacated, producing required reports, making daily deposits, and entering daily transactions, proficient use of TaskMaster program, Microsoft Word, Excel and Photoshop and a working knowledge of SiteLink.
Reports: Daily, weekly, bi-monthly, monthly and annual financial and occupancy reports are faxed/emailed to our supervisor. We maintain financial controls and achieve financial goals by accurately managing cash and balancing receipts. We make collections, post payments and process bank deposits accurately and timely. We operate within prescribed budgets. We are also adept at following up on delinquent accounts; currently bringing such accounts from 18% to less than 6% within a 60 day time period.
Marketing: We exchange our marketing strategies and share ideas for bringing in new tenants with our supervisor. We achieve sales objectives, having met goal 3 of our first 4 months with the company. We build revenues through the transition of telephone and walk-in inquiries into rentals and the creation of a Website and it's advancement through search engines. We promote our facility within the community. We recommend and implement marketing strategies based on competitive information.
Auctions: We correctly follow procedures to comply with the law in accordance with the TSSA Legal Reference GOLDBOOK for auctions and accept and record the funds for payment. We orchestrate the auctions to flow smoothly throughout the day from check-in to pay-out and removal of items. On several occasions, even though previous managers client files were lacking proper updates and sufficient contact information our thorough investigation led to successfully contacting clients and bringing their accounts current.
Site Maintenance: Aspects of site maintenance include minor landscaping, shrub and flower selection and placement, office decor design and implementation, trash removal and general facility upkeep, general maintenance of the unit doors, replacement of door seals and pull down ropes, cleaning of hallway floors and walls, thorough and precise cleaning of storage units, light check, removal of left over trash, disposal of discarded furniture, animal and pest control and general upkeep of facility.
